Following viewing and in order to proceed with a tenancy application, a non-refundable reservation deposit of £300.00 (or one weeks’ rent whichever is the greater) is required to reserve the property and begin the referencing process. This is then offset against your final balance (as shown in the “beginning of tenancy statement”).
Following receipt of the reservation deposit, we will remove the property from the market and mark it as “Let Agreed”. We will then email links to all applicants named on the tenancy to our database and the Let Alliance portal to submit applications. This information will form the basis of the referencing checks and procedures. Once referencing is complete we will prepare the Tenancy agreement and “Beginning of tenancy statement” which will be emailed to the tenants for approval. This will also be available to download via our portal through the tenants unique access code. Once we have received the signed counterpart agreement we will make the necessary arrangements to handover the property and check-in.
Please note the balance as stated in the “Beginning of tenancy statement” is payable in full prior to the property handover.
All clients’ monies are held in a segregated client account.
We participate in a client money protection scheme being the Deposit Protection Service (DPS).
We are registered with The Property Ombudsman Approved Redress Scheme.
